Hola, my name is José Miguel Valverde, and  it is my job to provide advice to persons who are thinking about buying a house in the Costa Tropical (Granada coast), so that they can get an idea of most of the pros and cons of a particular property. I do so by visiting the house with them and paying close attention, not only to the building itself, but also to the neighbourhood and surrounding area.

   About me

   A long time ago I worked for a few years as a property agent, in the area of the Alpujarras; until the crisis of 2008. Then, I changed career for a while. When I decided to move down to the coast I had to find a job, so I thought I could offer advice to people interested in buying a house down here; I had worked in the business,  I knew a thing or two about the trade. 

   When you go to see a property, normally with a property agent, there is a lot to take in consideration in a short time; it is not only the building, the neighbourhood and surrounding areas are important too. This is where I can be of help, I can visit  the house with you paying close attention to things that could be relevant and you may not realize; and then give you feedback. And perhaps, by doing so, you can make a more conscious decission.

   Let say that my job is to try and see what the property agent "forgot" to tell you.

   How does it work?

   So, let say you ask me to give you advice on a particular property; you may have seen it before and you are going for a second look, or it may be your first visit.
   
    What we normally do is to arrange to meet up for a chat before seeing the house. You tell me a bit about it and if you have any  concerns about this and that. Then we go to visit the property with the agent (you can introduce me as a friend, adviser, ...). This is where I put all my senses to work: humidity? , sewage smell?,  construction quality,  glazing, kitchen, ... I take with me a list of questions that I always find important to check, or ask to the agent. I also have a few gadgets as for to check humidity on walls, the insulation, and the electromagnetic radiation, which I find  particularly important. Sometimes there can be a hidden electricy transformer  attached to the house, or in the building basement; or a telephone airial nearby. Some other times you may have a lovely quiet street which transforms in noise and traffic during the summer months.

   I like to stay in the area after the visit is finished, and check on things like barking dogs (that sometimes can be a real issue), orientation of the house, traffic in the street,  building plots that could be developed in the near future, ... And when possible,  I try to talk to a neighbour to find out how is it like living there.

   Of course, I won´t see everything, but it is very likely that you may get some extra information that can be important in order to make up your mind about a particular house or apartment.

Fees

The fee for a house survey and advice is 160 € (plus VAT if applicable). It usually takes around a couple of hours to get it done, sometimes even more, depending on the kind of property.
